Should I put my property on the market before Christmas?

It is that time of year again when Christmas is fast approaching and your'e starting to prepare for the Festive break with your family and loved ones. 

But, what if you are thinking of putting your property onto the market, or if your property still remains unsold?

You may think that people will be preoccupied with all what Christmas has to bring with the presents, food and parties. However figures suggest one of the busiest days of the year on property portals is Boxing Day. According to figures from Rightmove, there is about a 20 per cent uplift in people house-hunting online from Christmas Eve to New Year’s Day. 

Perhaps with the family gathered round for Christmas a discussion has taken place about moving, or someone might even be trying out their new iPad. But if your property is advertised during this time it is in the shop window for all these potential buyers to see. Browsing for homes is a classic post-Christmas recreation, like browsing holiday websites for your next summer break.

Another point to think about is your competition. Many people may have thought about advertising their property in the New Year, so if you are hitting the market at the same time, there will be more properties to compete with. Think about supply and demand. If there are less homes available to the house hunters, the more chance of finding that right buyer than in a saturated market.
