THE ULTIMATE PROPERTY LISTING

The whole aim of your online property listing or advert is to build interest from potential buyer's. They will click on the summery description on either Rightmove, Zoopla or On The Market to view more information about your property and ultimately book an internal viewing.

When any perspective buyer clicks the summery to view more information, this is recorded by the portal and is known as your Click Through Rate (CTR).

Your agent is in charge of your listing when they are advertising on the portal, so make sure they provide you an update on your property's CTR whilst you are advertising through them. This will ensure the property gets the most views and ultimately a higher number of enquiries leading to more viewings and more offers. If your property has a low CTR then you agent has to act to change this. This can be done in many ways, like changing the order of Photos, Using a Premium Listing or using another Pricing Strategy.

Zoopla's average CTR is 3% - 5% per property, but as you can see from the image below, our average is higher.*

How do we do this?

The way we make sure your listing retains a high CTR is by creating an enticing listing and being proactive during the first three weeks of marketing as this is when you will receive you highest amount of interest.

The Photos.

We use the highest quality camera to ensure your property is shown in the best light and angles. Buyers will look through your home photos to get an idea of the design, finish and condition of your property. Make sure your agent gets the best shots of your home!

The Brief Description.

The brief description is the first 300 characters that your buyer will see in the list of properties in their search. We keep this punchy and to the point to entice the interest and click through to the main details. Many agents use waffle such as ABC Estate Agents are delighted and please to present to the market... This is something that is not selling your home. Get to the point quickly, such as CHAIN FREE or SOUTH FACING GARDEN to gage the interest straight away.

Floorplans.

A lot of buyer's will refer to the floorplan to get an idea of the size of the property, the layout and what they can change. Make sure your agent produces a floorplan on your property listing.

Don't just take our word for it, the largest property portal Rightmove have produced an e-guide to all Agents who market their properties through them. They have lots of data from millions and millions of properties so can judge what listings work the best. Make sure your agent uses this as a great guide to up your property CTR and get more people enquiring about your home.
