Oak Gate is a private collection of three individually designed detached homes in the heart of Goffs Oak, set behind electric gates on Goffs Lane. Built by Harphall Homes, each residence pairs the proportion and detail of Georgian architecture with the specification and running costs of a genuinely modern house. This one is available to let, brand new and never lived in.
The ground floor has been planned around family life. Porcelain floors, warmed by underfloor heating, run through a generous hallway into a series of light-filled rooms. A study sits to the front, giving a quiet, separate space for home working. The living room offers a more intimate setting for evenings in, with doors that open through to the dining and kitchen areas when you want the whole floor to work as one.
To the rear, the kitchen and dining space stretches across the width of the house. Light grey cabinetry, quartz worktops, brushed brass detailing and a large central island sit alongside premium Bosch appliances and a Bora induction hob with integrated extraction. Bi-fold doors open onto the porcelain terrace, so the garden becomes part of the room through the warmer months. A separate utility room continues the same finish and has its own door outside, which earns its keep with muddy boots, school bags and pets.
On the first floor there are four double bedrooms. The largest sits to the rear with its own seating area and en suite, and the family bathroom serves the rest, with a walk-in shower, vanity basin and deep bath. Bespoke fitted wardrobes are already in place.
The second floor is the quiet one. Lit by rooflights, this generous suite has fitted wardrobes, useful eaves storage and its own en suite shower room, working equally well as a principal bedroom, a teenager's room or space for guests.
Outside, the landscaped rear garden has a porcelain terrace wrapping from the kitchen and living spaces, with mature trees behind giving privacy and a settled feel from day one. To the front there is block paved parking, EV charging and gated access with remote fob entry, along with an integrated HikVision camera system controllable from your phone.
Running costs have been taken seriously here. An air source heat pump, MVHR, underfloor heating to the ground and first floors, air conditioning and high-performance insulation throughout make this a considerably cheaper home to run than its size suggests, with broadband speeds of up to 10,000 Mbps available.
Goffs Oak itself gives you village amenities within walking distance, shops, pubs, the post office, library and GP surgery, with primary and secondary schools close by. Cuffley and Cheshunt stations are both within a ten-minute drive for direct services into Moorgate and Liverpool Street, and the M25, A10 and M11 are all easily reached. Brookfield Retail Park is ten minutes by car, and Sopers House is nearby for dining, workspace and wellness.
